House Prices in Mukim Sengkurong

Generally the prices of landed properties are an increasing trend. As of October 2015, the prices of detached houses and semi-detached houses are increasing steadily.

Few trends emerge from the point of views of developers as well as buyers of landed properties. The size of land is getting smaller due to the scarcity in Brunei and one of the areas is at Mukim Sengkurong. Gone are the time when houses were built on land of sizes at least 0.22 acre. Now developers are designing plots sizes at the minimum requirement of planning authorities. This trend is created due to land are getting difficult to get and cost of preparing infrastructure are increasingly expensive.

Sooner new house buyers have to content with terrace houses before the next option of staying at condominium. From 2013 to 2015, the cost of detached houses being sold at Mukim Sengkurong has increased from $125 per square feet to $132 per square feet. This shows that when a detached house of 3000 square feet is being sold by housing agents at Mukim Sengkurong of plots size between 0.15 acre and 0.18 acres, it was sold at $375,000 in 2013. Now in 2015 similar detached houses at Mukim Sengkurong will be sold at $396,000. This trend will continue. The increase of prices of detached houses of 2.3% per annum will become norm in future. Despite the massive housing projects undertook by the Housing Authorities, the increase in tandem with the rate of inflation experience by Brunei Darussalam at the same period.The two best indicators that are useful in determining the trend of house prices are the size of plots being sold and the cost of houses per square feet.

In addition, Mukim Sengkurong is blessed with a new highway cutting across the Mukim Sengkurong towards Mukim Gadong. The new highway has relieved road congestion at Tutong Road. Furthermore, the new highway provides better connectivity to Gadong Town Centre. Commuters using this new highway might still experience bottle neck congestion at the Rimba Highway leading to Gadong Centre but alternative secondary roads at Mukim Gadong have provides relieves for commuters going to Gadong Centre during congestion period in the morning.
